This home perfectly illustrates how minor cosmetic updates and essential maintenance can significantly enhance both appearance and value. Addressing areas of delayed maintenance, we took care of roof repairs, plumbing fixes, and electrical updates, setting a strong foundation for cosmetic improvements.

 

Exterior Updates: The exterior received a fresh facelift with painted shutters and front door, a soft wash of the roof, and a power wash for the entire exterior. We also replaced the gutters, trimmed the bushes, cleaned up the yard, and added a layer of mulch to create an inviting curb appeal

 

Interior Refresh: Inside, we uncovered beautiful hardwood floors hidden under old carpeting, which were refinished to restore their natural charm. Wallpaper was removed, and the walls were painted in a light, neutral color to create a bright, modern look throughout the home. New light fixtures were added for a fresh, cohesive feel.

 

In the kitchen, simple updates like new countertops, cabinet hardware, and appliances created a welcoming, updated space without extensive renovations. The bathrooms received fresh LVP flooring over the original tile, reglazed wall tiles and tubs, and new vanities, mirrors, and light fixtures to achieve a clean, updated look.

 

Result: Had this home been listed "as-is," it likely would have sold for around $250,000. With an investment of approximately $40,000 for updates, the home went on the market and received multiple offers on its first weekend, ultimately selling for $425,000.
